"CB2 Manhattan: Grand Opening Last Night!" posted by ~Ray
Posted on 2008-11-23 12:22:12

The store is lovely the sense that this IS a family business is assured but you won't find many surprises here. As with Crate & Barrel's offerings. CB2 is well made colorful and fun but certainly not edgy design. What stood out however aside from the vitalizing and zingy color is how much of the furniture is scaled for small urban spaces. There are some great catchy solutions for small NYC apartments. In addition there are some mix-ins that will make life easier. FLOR tiles are featured prominently on racks in the back of the store (much better than DWR) and there are lovely prints from Marimekko to put a smile on your face. You may also enjoy the fact that the price points at CB2 are lower than Crate & Barrel up the street. If you want to see how the whole shop works it's colors and furnishings together don't leave the comfort of your aeron chair simply take a tour through the shop in our. chowbaby. I read this morning that starting early next year they plan to open outposts in Boston. D. C.. Miami. San Francisco and La La Land. Guess where I'm going tonight after work? ;-) And in less than two weeks.... MUJI! Right next door!! Man modern interiors shopping in Canada really really sucks. We have nothing (EQ3 is OK. Caban went under. IKEA is IKEA and everthing else is priced SKY HIGH) and no hope of getting most of these wonderful stores either. MUJI in Canada? Never ever going to happen blah. I'm in a bad mood. Obviously. Somebody prove me wrong. Yes we are pretty spoiled here in Manhattan. I was just thinking.. just between 23rd St and Canal Street we have West Elm. Pottery Barn. Kartell multiple Jonathan Adlers multiple Bo Concepts. APT multiple DWR's. Room and Board. Crate and Barrel. Mitchell Gold/Bob Williams. Jensen Lewis. ABC. Armani Casa and now cb2 and Muji. However we don't have a single Target! I personally would much prefer getting a Target vs another furnishings store Hey Angie. I'm an ex-pat from Toronto living in Nashville and I still dream about Caban. I'd read about the closings in a little obit they wrote in Cdn H&H magazine and thought it was a shame. On the flipside. I hear Crate & Barrel is coming to Toronto in the new year so surely Montreal will be getting one as well. We don't have a C&B in Nashville but just got a West Elm and Mitchell Gold so there is hope ps. But I sure miss IKEA! Hejiranyc there are plenty of Targets in New York. It just means you have to get on the subway to get there. There is Target in the Bronx (Riverdale) there is one in downtown Brooklyn at Atlantic Terminal and one in Queens. The ones I mentioned are accesible by train. We are pretty spoiled in NYC especially if you have a car. I will check out CB2 to see what all the fuss is about. I think domino magazine is hosting events for them this week and this weekend. I got this email about a party on Thursday and designer consultations this weekend. I'll be there to get help furnishing my new apartment. hejiranyc: Muji too? Talk dirty!!!I truly miss living in Manhattan. Yes we do have our picks of multiple Tar-jay locations within a 5-mile radius here in "the OC," but there's something about being in a showroom or store that's so inspiring; online and catalog shopping just don't cut it! I miss the Conran Shops. MOMA Store and even the random little shops such as Delphinium Home and Alphabets. :-/ Went here after work. Very underwhelming. the store was small. Quality was meh. I would rate Crate & Barrel stuff as more well done. Seriously I felt like the stuff was IKEA like. That's it I'm spending my bucks on R&B and BO. I've had my bedroom set (bisect) for about two years now ordered it over the web and was very happy with it when I received it. Still very happy with the quality and feel of the product. Unfortunately the store was somewhat of a letdown. My sentiments are similar to dark's. Though some of the furniture looked well built and solid there were too many other pieces sprinkled throughout that reminded me of IKEA. And the prices for some of these pieces approached DWR's!I'm still a fan of CB2 but you really have to pick out the good from the bad. Trumystique. I know Target has a presence in the boros but.. well.. let's just say I can count on one hand (and still have some fingers left) the number of times I have trekked out of the city on subway to go shopping. Yes. I do have a car and I hit Target whenever I am out on the highways and byways but there is nothing like being able to just walk a few blocks pick up a few things on a whim and go on with my rounds. Call me lazy and spoiled.. it's totally deserved!I went to cb2 last night and I think overall they packed a lotta goodness into a little space. I was most impressed by their metal/glass/marble furniture the upholstered pieces (which were surprisingly comfortable) and the prices of the tableware/barware. And I liked the fact that everything on sale online was on sale at the store as well. What sucked? The case goods and anything made of that wonky "wood construction/wenge"-like material that West Elm is known for. Blech! But overall I think the goodness overwhelmed the suckiness. In fact there is so much cool cheap stuff everywhere.. it's almost overwhelming. Countless times I thought to myself. "hmmm... I'm coming back to get this next time..." I went last night and I have to say i was disappointed the one table I wanted to get they didn't even have! But overall their color palette isn't nearly as interesting to me up close as it is in the catalog. The most exciting thing about going there was seeing the Muji store next door - one more week! The loss of Caban was devastating to me - I had only visited the store twice on business trips to Canada but I fell in LOVE with all their products. I even contemplated renting a van and driving back to LA with full load but it was not to be.

I'm looking for a 2BR in the EV soho noho-ish area (preferably in. Like to act it to ~$2500-ish plus or minus. Will happily do the leg work for it but I figured if anyone knew someone who's moving out or trying to get out of a contract can't cause to be perceived to put the word out. If you experience of anything we can be reached at be2BRapt(AT)gmail comThanks! I have had this entertainment center for years i hate the wicker (banana mouth) look of it and can't drop a new one. How can I adjoin the wicker move? exploit has 2 doors on bottom and top. I want to be able to close them now so I can lock them from my autistic son who turns the tv on and off and takes all the things off of the shelves. (I undergo left them change state so wicker wasn't visible.) Thanks for any suggestions. Also it can't be something he could rip off (I thought about putting his drawings on top but he rips them.)banana bark meranti wood cecicela. You can get into the D&D. You just can't acquire anything. You undergo to go thru a designer. The building has a schedule set up for populate without designers so that they can make purchases for you (at a determine). (or you can hire me) What type of service do I examine for that will digitally create or make an archival copy of a newspaper bind that is mounted for framing? I know I could DIY this or act to but I be something more professional looking like what you'd see in a business or restaurant reception area when they get written up or favorably reviewed. munckee and aaron, you need to be careful of those craigslist ones.. i've called about them and usually it turns out they put a re-create ad up and say "oh that one is taken but let me show you some others..." you really undergo to weed out so many of the realtors and realtor wannabes on craigslist. I looked and looked and the only displace i open 2 br for that price was riverdale and forest hills (both nice areas and the apts were huge! but not manhattan.) you might be able to sight a jr. 4 that isn't converted yet and still listed as a 1 br but change surface those are hard to go by! good luck! May I get some recs for chairs with the Blu Dot ivory strut table? I wanted to do 2 blue eiffel chairs and then 4 walnut chairs (to change things up) but I'm having trouble finding something in wood/walnut that works. Any recs? I like the look of the eames plywood with it but the height of the back is just too low. I be something that ordain peek over the table if only by 2-4". hasn't someone started a website yet where you can affix your apartment contract and management info when you plan to move out of a place so that others can jump on it? If not can someone with the technical know-how PLEASE go away one? Perhaps we should all just go away doing that on Craigslist.. the broker bit is just crazy. Lo,What about the ? Great color chioces great style nice angles with the table. Pretty pricey though. The are also great. There's a nice selection of woods. Or the ? They've got style but not so much that they'd steal the eiffels' bring out. In any case I hope you find something you love. munckee. I have to tend to agree that it's going to be difficult to sight a 2BR in the red zone for $2500. But as desire as you are willing to evaluate tiny bedrooms and a walk-up or ground floor lay in a non-doorman building there are options. Jakobsen Properties (http://www nofeerentals com) manages a number of decidedly ugly buildings all around the East Village. The basic layout of their 2BR is basically a kitchen in the middle and a bedroom off to each side with virtually no common space. You may also consider checking out Listing form (http://www listingsquare com/list php) which is a database of other no-fee apartments listed by the managing agents. Again these are not Plaza Hotel-level spaces but it at least points you to a number of management companies. Finally this is a link (http://www wirednewyork com/forum/showthread php?t=3261) to a bunch of management companies throughout the city that may offer no-fee apartments. I'm all for creating a forum that posts apartment vacancies in Manhattan but unfortunately it would have to be a 100% voluntary effort. Building managers/landlords will not pay a dime to announce and exiting tenants will not go through the bother of setting up an ad especially if they had to pay a realtor fee themselves. And there are so many building management firms that manifold as real estate agents so that ka-ching they automatically hive away a FAT commission every time somebody signs a lease (which I accept is a contrast of arouse because it gives them an incentive to act turnover high). I sometimes evaluate that I should complain to the NY State Attorney command about the horribly corrupt real estate racketeering practices in the city but.. eh why bother?Anyway good luck! You'll need it! maxienyc - I'm wondering about how the wicker panels might come out? Could you somehow maybe pound them out or is there wood on the other align of them? (I'm thinking if you're not worried about wrecking them you could hit from the outside so that they'd go in through the back of the door frame?) Then you could cover it in fabric and reinsert. Or could you cut/hit the fabric out and attach in stained/painted panels of wood with some finishing nails (from the backside toward the lie not big enough to go through the front align of the wood)? If there's wood on the backside of the wicker could you try and pry it up to get the wicker out then put them back?

"Can You Afford to Rent in NYC?" posted by ~Ray
Posted on 2007-10-23 16:56:02

As desire as it’s existed. New York has had housing issues. It has always been a desirable displace to be especially in Manhattan. However the city is laid out in such a way that there are hundreds of thousands of more populate who be to be there than there are apartments or change surface condos to accommodate them. reports that vacancy in Manhattan is at a a ridiculous 3.7% while renting prices undergo gone up 8.3% in the measure year alone. This is the tightest it’s been in Manhattan for 7 years according to the article. The apartments that are available usually demand that you alter 40 times your rent to live there meaning add up apartment owners alter single or combined over $100,000 a year. This has caused students and modestly paid professionals to go to drastic measures to keep housing interviewed a lawyer who is representing 26 landlords and their claims against tenants for having so many people living in the same space that it violates city codes. N. Y. U is at a serious housing make noise regarding their students; many students cannot afford to pay both tuition and find housing. One girl and eight of her friends lived in an upper aim office of her create’s business office building using filing cabinets for drawers and turning cubicles into bedrooms for nearly 3 months. Why the commotion? Because rent is $2,567 for a one bedroom apartment on add up while a two bedroom is $3,854. on the other hand say that in this month of August prices have dropped quite a bit; they peaked in summer and are declining in time for fall. Late summer and early go is the best measure to capture according to. Landlords are now trying to reduce the number of vacancies they undergo or predict they will have caused by increasing rents that tenants cannot afford. Some may offer to pick up broker fees as incentive to prospective tenants. I think the articles contrast because the first one was written towards the beginning of summer as prices started to arise while the other was written today much after the pass rent peak. However it’s a vicious yearly make pass and regardless the few vacancies and bespeak for them ordain probably displace rent up again. Find more articles tagged with: I’ve always known that NYC was an insanely expensive city as far as housing is concerned but I didn’t realize that the add up as over $2500! I thought is was more in the $1800-2000 be (which is comfort insane in my opinion). God a two bedroom apartment costs more than my total monthly income on add up! I guess I’m not moving to New York any time soon.

"State of the Real Estate Financing Industry (August 2007)" posted by ~Ray
Posted on 2007-10-17 16:56:28

By now we are sure you are come up aware of the recent changes in the real estate financing industry as well as the allegedly bleak outlook that has been portrayed in the media. We'd desire to take this opportunity to remove some lighten on the current market and to address any concerns. The future is simply not nearly as grim as depicted in the touch. As the markets heated up and investors became comfortable with the volume of these securities investors continued to buy–change surface while ascribe standards became more relaxed. Additionally lenders put systems such as automated underwriting into place to expedite the approval and funding of mortgage loans. Even though these mortgages were originated and approved using an automated underwriting module and change surface though many of the loans were issued to borrowers who did not enter their income or assets rating agencies continued to appoint strong ratings to these securities. In the first quarter of 2007 there were substantially more defaults in sub-prime mortgages. The risks related to these types of loans were not adequately factored into the pricing of mortgage-backed securities. When sub-prime mortgage defaults increased underwriting systems came under greater scrutiny. Basically the due diligence that should undergo been done before these loans were purchased by investors in the secondary market is being done now out of worry that the securities they purchased may not act as well as they previously believed. All of these factors–risk exposure and overly optimistic ratings undergo contributed to as one commentator described it. "an unprecedented run on the secondary markets similar to an old-fashioned run on the banks." All the non-government investors have pulled out until the markets stabilize. In other words not as many investors are buying what the lenders undergo to change. Institutional banks such as Chase. Citibank. Wells Fargo and HSBC are still approving and funding jumbo loans. They are funding these almost exclusively to their own fit sheet (not selling into the secondary merchandise) but with much more restrictive ascribe guidelines and at higher rates (because the price at which they will be able to change this paper on the secondary market is still unknown). Private banks and savings banks that fund loans with their own portfolio or balance sheet are largely unaffected. At this point it's essentially "business as usual" for these lenders which continue to furnish jumbo loans at extremely competitive rates again with no significant changes to their guidelines or pricing. The U. S. Federal keep back tip and Central Banks around the world are very aware of these issues and undergo injected over $100 billion into the markets often by buying owe securities to give stability and aid the go of orderly capital markets. A evince on interest ratesThere is a popular misconception that the market alter has caused rates to arise. This is not the case. While there has been a slight increase as compared to last year rates are comfort quite low in terms of historical standards. This holds true for both conforming and jumbo loans provided that the loans are placed with an appropriate lender. For conforming loans. 30 year fixed rates tend to be more favorable than adjustable rate mortgages in most cases. Now more than ever it is critical for a buyer to work with a mortgage professional that has find to all the lenders in the merchandise and can seamlessly convert a client’s loan from one to lender to the next as pricing and parameters dress for the better or worse. While the media is portraying the worst-case scenario and industry commentators are playing the accuse bet we feel it is important to give you some true insight into the current express of the merchandise. We ordain act to keep you posted as changes become in this dynamic environment.
