"Condos, not houses, helping increase glut of homes for sale" posted by ~Ray

Condos seem to be driving the increase in the inventory of unsold homes on the market. That's what emerged from an analysis of Tampa Bay area home sales data for October. About 41,000 homes were listed for sale last month in Pinellas. Pasco and Hillsborough counties. The biggest growth occurred among condos in Hillsborough. The number of condos for sale in and around Tampa grew from 1,976 to 4,032 from October 2006 to October 2007. The condos bloated the county's overall inventory from 13,229 to 15,092 year over year. Several forces seem to be at play. First apartment buildings converted to condos have swollen the market. Second investors are trying to sell units in recently completed condo towers in downtown Tampa and Channelside. I would suggest a third possible cause: As single-family home prices come down off their housing boom highs buyers no longer need to economize by buying into less expensive condos. If you are using data from the MLS it also appears to be tainted and not providing a true picture. If you add in data for the for sale by owner forclosures and single family homes being rented in the area the numbers change Significantly. What I am seeing is data provided by professional marketing groups such as the NAR etc that provide an upbeat outlook. However the numbers in the MLS are misleading and are a poor source for data. In fact the NAR has missed every single prediction it has made in the past year. I do not disagree with you that condos may outpace homes but the numbers I have seen put the two much closer than you have mentioned. Unfortunately there is not a good source for collecting the sales data other than the Realtor Associations. Numbers can be pulled from the tax records but they are not clear nor always accurate. The numbers from the MLS provide the best overall picture. The numbers are the numbers - good bad or ugly. It is all about how you interpret and present the statistics. I went online and read www patrick net and found some intersting information. I did feel that it was totally one-sided (all on the negative side). I know. I know.. the Realtor Associations are too positive. Is there a happy medium somewhere? Or is the housing market totally crappy with no coming back for years? I think it's appropriate to use MLS stats since that's what we used during the housing boom. To use other stats now would not be comparing apples to apples. The MLS is probably the best local snapshot we have aside from our personal experience buying and selling homes. (Un)Real Estate offers a peek at the housing market usually reserved for insiders. So this may be the measure year for ACL Festival.. good thing I anticipate since we gave up on ACL Fest a couple of years ago. The same is adjust of Zilker lay there is no reason why they can't take a few hundred feet of the lay on the border side to build - that would be an awesome location and it wouldn't cause to be perceived to put a coffee obtain or a convenience store in there so the people who visit Zilker could get something to eat etc... I was wondering just YESTERDAY about when some of these developments would give up the ghost and have to go away renting instead of selling. Wait for it.. back to its rental intend. I am not saying development is a bad idea but i create by mental act more and more of these places will be looking for renters instead of buyers. Not that they ordain be much less than your mortgage would be but it seems inevitable. PS: We don't have a "condo craze" we undergo "single-family house crack" with a tiny glazing of condos. I mentioned over the pass that got Zeke and I a few gifts when we went to visit. Norm and Vicky got me a set of typewriter bookends that we once saw in a store and I love them. I took some pictures of them this evening. They gave Zeke a cat condo too one that Charlotte refused to use for some reason. Zeke likes his new condo. Here it is:Thanks again. Norm and Vicky! Jamie is such a gentleman. I'll tell the truth. Charlotte could not fit in the condo. It is more suited for a svelte cat like Zeke. In Charlotte's defense (she has sworn she won't go near this whole Interweb thing) what Vicky neglects to mention is that she (Charlotte not Vicky) is a very long-haired cat thus giving the illusion of bigness. I think that Charlotte and Damian weigh about the same with Damian gaining on her by the second... Zeke got his condo for remove. If I could manage that. I wouldn't be renting. I assure you.

I have to accept with some of the populate in the bind. I be in Manistee. Condos are taking over our town we no longer can go by our lakes and apply the view the only thing we see is condos. It definitely does not promote a beautiful city but takes away from the enjoyment of the many lakes our town has to offer. The condos are mostly owned by out of town people so there revenue is not here all year desire but only a few months out of the year. Manistee has neglected to comprehend what the populate of Manistee want if they did I am sure there would not be so many eyesores around the town. At least the populate of Pentwater know when enough is enough unlike. Ludington. I used to be proud to live here. Now all I can see is condos. "Where is the lake? Oh behind that condo" You undergo to walk around the condos just to see what used to be beautiful. This town is losing all the natural beauty and becoming condos that block the believe of the only thing that made Ludington worth living in. I evaluate our town is becoming ugly. If I wanted to live in a city full of buildings. I'd act to drink town Grand Rapids. They should have made a beautiful park on Washington street instead of that massive building that totally obstructs the once nice view of p m lake. Next thing they'll be doing is selling the sand at the beach for tourists to take domiciliate and make their own private beaches where ever they go from. Why not cut down the trees too? I'm surprised we still have our state park. The way this town is going in 5 years the state lay is likely to be a new gated community subdivision. I'm tired of hearing about the complaints from the people in Ludington about all the condo projects in the town. One mention called the projects "eyesores". I think most of the projects be so much better than what was previously there. Examples are the old factory turned into the experience furnish store condos and the old city building that was turned into One Ludington Place. We are not talking about skyscrapers or high rises these buildings are 3 to 4 stories tall. Do people undergo an air with the old city building on the corner of Ludington Ave and James St? that is 4 stories tall and people could easily say that the building blocks the view of the lake. Eyesores? What do you evaluate tourists say when they look at assemble Daul when they drive into town or some of the murals around Ludington (a totally different conversation). The condo units are bringing more money to the city in terms of tax dollars and the people that live or be in them are also spending there money in town. The condos have rejuvinated the experience area which was a very unpleasant displace to live or even be at. Compare the harbor area to 1o-15 years ago before the marina was built and the condos were erected. People can't honestly say they would like the way it use to be. I here a lot of complaints about the condos. I don't hear really any sensable alternative to the condos on those pieces of property. If Ludington is going to survive it as to change with the times.

When Corcoran took down the listings for the seven unsold units at at 352 21st Street in Greenwood Heights in early August we (mistakenly in hindsight) wondered aloud whether the developers were admitting defeat and switching over to rentals. It now is evident that they were just taking an August breather: Over the weekend the listings reappeared on. Given that most of the prices undergo only been trimmed $10,000 to $20,000 per unit the developer must be praying for a big surge in post-Labor Day activity rather than a new value-proposition to free them out.
